Do i have to act on EPC recommendations?

In most cases, there is no legal requirement to carry out the recommendations listed on an Energy Performance Certificate (EPC).

The recommendations provided on an EPC are intended as guidance only. They are designed to help improve a property’s energy efficiency, reduce energy use, and potentially lower running costs, but they are not mandatory actions for homeowners or landlords in most situations.

When Might Action Be Required?

Minimum Energy Efficiency Standards (MEES)
